Who needs a building inspection conducted?
A building inspection report is a must-do for anyone looking to purchase a property. Sometimes referred to as a ‘standard property report’, pre-purchase property inspection reports are a written account of the condition of a property that will identify any significant building defects or problems such as rising damp, movement/cracking in walls and safety hazards.
Note that a building inspection report is different to a ‘pest inspection report’.
Why is a building inspection important?
A pre-purchase building inspection report is important for a few key reasons including identifying any problems/risks in advance, using the report information as leverage when negotiating price, and allowing you to get specialist advice about any major problems and how they will affect the property over time.
Choosing the right inspection professional is the key: Adequate insurance cover, and reporting that complies with the Australian Standard (AS 4349.1).
